Home inspector conflict of interest

Home Inspector with New Jersey Home Inspection
Accurate Inspections, Inc., 973-812-5100 is one of ten home inspection companies in the state who
have signed a "No Conflict of Interest Pledge" Only inspectors who do not solicit
referrals from Realtors can be 100% candid with our client. 70% to 80% of most home
inspectors business comes from Realtors. Those inspectors must tread a fine line when
writing your report. Inspectors who provide too much information to clients can lose
future Realtor referrals. All we care about is you!

Michael - if by 'referral' you mean some kind of 'kickback' then I would agree with you. Any ethical, knowledgeable and professional inspector will be 'candid' with their clients, regardless of whether they're recommended or referred by their agent. I always make a point of recommending at least two or three inspectors to my clients, and letting them choose. I also tell them up front that the Inspector doesn't work for me, that he is under contract to work on their behalf and represent THEIR best interests, not mine.

Michael,

I congratulate you on your pledge and wish you success. As a home inspector I do not feel there is an issue as long as you operate ethically. I belong to NAHI and go by their  code of ethics. 100% of the REALTORs I work with operate within their code of ethics. I am known by many REALTORs to do detailed forthright inspections and thats what they want for their clients. I am told I have good communication skills and can explain issues to the clients without blowing them out of proportion. I have yet to feel like I have to tread a fine line because if I don't tell it like it is, there is a potential of a lawsuit head our way. No one including the REALTORs wants that.

Home Inspections are not a big $$$ business. I probably budget more for marketing than most inspectors in my area but still can't afford to do mainstream broad brush advertising. What does work for me is to go where the clients are and thats Real Estate offices. Even in a down year (2007) we did more inspections than any previous year and probably more than most of our competition.

For 32 years I get hearing the same thing - but the bottom line is that agents work for the home seller and inspectors work for the buyer. You can dress up the gray areas all you want, but the agent and inspector have two different masters.
