Many home buyers find searching for a home to be exhausting. Looking around for days, weeks or months and in some cases years can wear you down and drain much energy. Then one day you finally find a home that you feel is the home of your dreams. It might not be perfect but just like picking a mate you finally realize you have to take the good with the bad.
After you put in your offer and get out of attorney review it comes time to pick a home inspector. We hope you realize that inspector referrals provided by realtors can be risky. Why? Because if the inspector finds too many problems in a home and you decide not to purchase the home the realtor will have to drive you around for a few more months while you look for another home that is right for you.
Ask around at work or at your attorneys office for the best home inspector they know. I know you do not want to know about the problems with the home your are intending to purchase and risk having your bubble burst but the alternate is for your wallet to disappear if problems appear after your closing that you can not afford to cure.
Search around for the most qualified and experianced home inspector you can with the best resume you can afford. There are plenty of new home inspectors out there who will work for less while they learn about inspecting homes (during your inspection). It is a much better idea to pay a few extra dollars for an inspector with more experience, more battle stories than to put your financial future at risk.
