Did you forget to read that section about Cooperation?

 

 

Or why do we even have to read a section on cooperation - isn't that understood my fellow Associate Real Estate Agent?

 

Real Estate Agent CooperationReal Estate is a people, service business so one might think that it will require the ability to cooperate or at least want to cooperate. So why is it, that there are some Real Estate Agents licensed to be a Real Estate Agent and their desire to cooperate was thrown out with the bath water a long time ago?

 

I’m reminded of this by a recent encounter with a non-cooperating Agent. If I said “black”, he’d say “white”. He was more interested in fighting with me than trying to help get a Seller and Buyer to come together to benefit everyone. Nope, no interest. It was more like him against the world, the Real Estate World and he was going to survive, as the fittest.

 

How ethical is this type of behavior? The Real Estate Agent’s Code of Ethics that we are to follow, as licensed Agents, are cringing at the observance of such behavior. If you don’t believe in the power of cooperation than why not pick another chose career path.  There are many other careers that allow you to be uncooperative or where people skills really won’t matter a whole lot. Go ahead and pick one of those, as I’m so tired of coming across the likes of you.

 

In the end, it is the one selling their home or the one buying their home that truly suffers. They’ll likely have a slow road to selling that home they’ve been trying to sell.  As a Buyer, they’ll miss out again and again on that dream home that they’re trying to purchase and it won’t be due to the low inventory and high demand in their markets.  In addition, these home owners and home owners to be have no idea of the type of representation that they are receiving, until it’s too late. Once realized, Real Estate Agents nationwide are now berated and opinions are formed on the whole lot of us.

 

So, if cooperation isn’t your way, then please find a way in which to apply your other inherent gifts in life!

Lynn, Some of these agents claim to be advocating for their clients. In reality, when I run into an agent like this, our position gets even more defensive.  I"ve dealt with this type of agent more than I care to.  In one instance, I spoke to an assistant and asked, "Does he always complicate things that can be handled so simply?" and she replied, "yes, its just his way." I've avoided this agent ever since.  Too bad for his clients.

Yeah, some people have the impression that the art of negotiation is the art of taking no prisoners.  A great deal is when all parties to the deal, including the agents, are winners.  There does not have to be a winner and a loser.  That is just bad thinking.  Our job as Realtors® is to make it a win-win where ever possible.  Those people who think it has to be a knock-down, drag-out fight need to find another career path to follow.  This one isn't it.

Lynn, Some agents don't get it.  No rational reason for it either, except their under the false impression that "fighting" is looking out for their clienets.

And isn't it nice when the opposite happens... you can totally tell the agent is a true pro, representing their client amazingly while still working with you like a dance. LOVE THAT!

Apparently he was never told "no" as a child and it has affected his ability to grow up and work in the "real world".  You are 100% right he is only hurting his buyers and sellers.

Roger, you're exactly right; win win or no deal!

Liz and Bill, it's true, they think if they're not fighting then they're not representing their customers properly. I have no idea where they read that?!
