Do not abandon your Indianapolis Area Home. Please read this first.
If you are considering walking away from your Indianapolis area home because you are not able to afford it any more, please read this article first. Many banks/lenders are starting to work more with homeowners on the homeowner being able to list their home as a Short Sale. A Short Sale is when your lender is willing to take less than what is owed so that you can sell your home.
If you sell your house as a Short Sale, it can be easier down the road to obtain financing if you opted to sell your home as a short sale than if you just walked away and allowed your home to foreclose. If you do not believe this, give your local lenders that are knowledgeable a call to ask them.
If you are on the fence about listing it as a short sale, do not abandon it. Here in our Indianapolis Short Sale area there have been problems with property tax exemptions starting to be removed by the County Auditors if they find out you have moved or abandoned your home. That makes selling your home all the more difficult.
We just had such a scenario for one of our Greenwood IN Short Sales and we have also seen it first hand for some of our Indianapolis Short Sale Buyers as well (the buyers taxes increased immediately because the seller had abandoned the home).
Give an experienced Short Sale agent a call in your area if you are even remotely considering doing a Short Sale.
