Pre-Listing Inspection - worth it?

You are planning on selling your home. You get a few Realtors to go in and give you an estimate of the value of your home. Once you decide on the Realtor you are all set to get your house on the mls system to have visitors and then your offer. With almost every offer you will likely have an inspection clause. This is to protect the Buyer and find out if there is anything wrong with your house. 

Something wrong with my house!? What are you talking about? We have lived here for many years and never had a problem. Why should I do a pre-listing inspection if the Buyer will also be doing one? 

Just because your house is perfect doesn't mean that the inspector won;t find small issues (and hopefully not too many major issues). Every house has some minor items that could use a little update or fixing. Why not do a pre-listing inspection to find out what those small issues are and get them fixed before the Buyer does his/her own inspection. This will make it easier at inspection and the Buyers won't have anything to worry about.

Yes, it is worth the price!  And if there are not readily available solid comps, an appraisal is also a good idea. 

If you preinspect, you can fix things before buyers assess the property.  Then ask the inspector to reinspect to update the report so if reflect repairs.
