I’ll list my home with you if…

Selling a home in the current market is easy.  Selling at top dollar doesn’t take much of an effort but choosing the right Realtor for the job takes some research and getting a little lucky too.

There are many questions and concerns that home owners have in choosing their Realtor, setting the list price and getting the terms of the sale.

All Realtors are not the same.  Listing with the top Realtor is not the answer either.  You see, a lot of top agents made it to the top by selling their listings quickly and at times, selling before the home even hit the market.  The best way to represent a home owner on the sale of their home is to reach as many Realtors and the clients they serve as possible.  Getting the most number of people in to see the home will bring in the most offers, highest qualified buyers and help to get the best terms possible.  These terms could be made advantageous to the home owner by having a short contingency period, having the buyer pay for all repairs, having a larger down payment and closing quickly.

The luck part is choosing the right Realtor and finding out they communicate regularly and think ahead to make sure every is in your favor.  All of the promises in the world don’t mean a thing if they are not kept.  The right choice may take a bit of a gut feel.  Leaving yourself an out might be something to consider.

Just another reason to make potential sellers aware of the need to avoid pocket listing agents. Most sellers want as much for their home as the market will bear, so why would they want to reuce the visibility and impact of their home marketing?

The term "Top Producer" is often, in fact usually, misleading.  Most Top Producers in my experience are working with a team or group of agents who list and sell BUT all of the transactions are posted with the "Top Producer" as the listing and often selling agent.
