To Stage or Not to Stage? What Research Says about Professional Home Staging.

Home staging is known as a way to sell a home faster as it helps prospective buyers see the home in its best light. However, as people begin to scrutinize every penny spent in the process of a home sale, there might be some feeling that home staging is just a "made up" service.

Are you weighing the decision “to stage or not to stage?” In my carpet, rug and upholstery cleaning business, I have personally seen the results of professional home staging, and can attest to its value.

Just in case my personal opinion is not enough, let us take a look at the research.

A staged home will sell for more.

U.S. Housing and Urban Development reports that staged homes sell an average of 17% higher than homes not staged. While home staging does not guarantee a sale - other factors may intervene – sale price statistics are in favor of staging.

A staged home will sell quickly.

MSNBC reported homes listed for sale without staging spent an average 4.5 months on the market, while at the same time homes staged before listing spent less than 1.5 months on the market. With no distractions while viewing the home for sale, prospective buyers will make an offer more quickly.

Remember, the longer a home stays on the market, the higher the buyer’s carrying costs, and the lower the selling price. The faster sale due to staging will also raise the perceived value of the home.

The cost of staging is easily recouped.

In a recent HomeGain Survey of over 2000 Realtors, it was discovered that sellers who staged their home recovered almost 200% of the cost when it sold. Sellers can take advantage of tax-free capital gain by getting added dollars in the selling price through a staged home.

In today’s especially competitive market, a buyer that “Oohs and Ahs” as they view your home is more likely to make a quick decision. Chris - It's great that as a "fly on the wall" you can see the benefit of home staging first hand. These stats just cement the reality that staged homes sell faster than non-staged homes.

I'm also a huge believer in carpet cleaning when selling your home. As stagers, we'll often recommend carpet cleaning as it freshens and lightens a space, and leaves a cleaner odour.
