Orange County Home Sellers Getting Offers Over Asking Price

Yes it’s a good time for home owners to be selling homes in Orange County! In the current seller’s market we are seeing many sellers receiving offers over asking. In the current strong seller’s market, more than half of all listings are receiving multiple offers – many over asking. Low inventories combined with low interest rates are spurring buyer demand and prices are rising as a result. If you are a seller this is great news but there is a caveat. Congratulations on your offer over asking – the bad news is that your home still needs to appraise – or does it?

 

Orange County Home Values RisingMany sellers are quickly learning that an offer over asking and more importantly over “market price” needs to appraise. Of course there are exceptions – namely a cash buyer or a very well-qualified buyer with more than a 20% down payment. If your over asking buyer does not meet either of these criteria, all bets are off that you will pass the finish line and complete the sale. As an Orange County Real Estate Agent, I always advise sellers to select the “best” offer which may not be the highest offer. It needs to be the best offer that can close knowing that it may be over “market value”.

 

This is truly an excellent time to sell an Orange County home but sellers and buyers need to navigate the market with an experienced agent and a solid strategy. There is no point in making or accepting offers that cannot close. Buyers are best served making smart offers that they can execute on. Sellers are best served by selecting buyers who can perform – yes over asking price offers can close IF the buyer can perform!

David, Offers in my area are coming in significantly over asking price with no appraisal contingency.  They show proof of funds that they can over the difference on their financing and that offer generally wins the deal. You nailed it … Buyers and Sellers need an experience agent and solid strategy.

Hi David - smart advise. Highest offer is sometimes the best offer, but not always. The likelihood that a particular offer will get to closing is significantly more important in most sellers' eyes!

And be careful of the buyers who say an appraisal is waived and then try to cancel under the home inspection contingency. If they don't have a good reason to cancel, the seller might have recourse if they presented an offer under false pretenses. That's what some buyers are trying to pull in Sacramento. They'll offer way over list and say they'll waive the appraisal but then suddenly, when the appraisal comes in low, they find something wrong with the inspection, which is often something trivial.

Dave, most listings are priced over what SHOULD be the listing price, and most are not having troubles with the appraisals.   Most appraisers are being more lenient now knowing values are increasing 10+%.

Dave, unfortunately in our area, appraisals have not caught up with rising prices. Definitely a dilemma for buyers and seller who find themselves back at the negotiation table weeks into the contract.

Hi Joan - we are also seeing sellers push the limit on list price but appraisals can still be an issue in our area. Sellers need to be aware of the appriasal issue as it is a factor in which offer is truly best. Regards Dave
