If you’re a first time home seller, you have probably thought of taking the shoes of a real estate agent yourself to do the marketing yourself. This maybe a good attitude but you always have to consider many factors as to what would be more beneficial to you – selling it your own or hiring an agent to do it for you.

Are you prepared for the time and the emotions you have to pour in? It can eat most of your time because you have to talk to strangers who will come knocking at your gates or door to have the house seen. Of course you have to talk with them and entertain them. You have to answer their questions and you have to walk them around your house.

The buyers will also inspect every corner of your house. They will touch your closets, drawers, cabinets, and other furniture and will try to find something wrong. Not at all those buyers have the same characteristics – but it is a mentality that surrounds most buyers. Why? They do these to at least lower the price of your house; significantly lower than what you are asking for.

You may tolerate these acts, but how about your emotions? Selling your house is an act of separation. It is like getting a divorce or having a marriage annulled. A lot of times, home owners tend to forget that they have to act as business persons and leave their identity as the house owners. Many home selling transactions fail because the owner-seller always attaches their emotions and memories with the property.

The price plays a great part in selling your house. You have to be realistic with your asking price in order to attract more potential buyers. You have to consider the price you spent on your house you can set something reasonable that buyers would generally agree. Whenever possible, do a comparative analysis with other homes that are up for sale. This way you have an idea on how much you would tag your house.

Home buyers are not that impulsive anymore. They conduct their own comparisons. They don’t pick houses that just suit their needs. They also consider the price and see to it that it is within their financial capabilities. Overpriced homes are generally stagnant while houses priced on the low side will usually have their prices boomed. Why? Low-priced houses especially those that are strategic in location and are quite aesthetic inside and out will attract more than just two buyers. When this happens, they will compete for your nod and for them to be successful – they will offer prices themselves. Sometimes, the figures they will give you will come out more than what you have asked for.

There is nothing wrong with selling your house on your own. After all, it is your property. But remember, your friendly real estate agents are just a call away to lend you their helping hands. Even if they command commissions, they know the ins and outs of selling your house and setting a competitive price. They know the best times to sell properties and have the necessary channels for your house to be noticed by buyers.

Good stuff Charles.  I say selling your home yourself is like performing an operation on yourself if you aren't a surgeon.  Could be way more painful and costly trying to do it yourself.
