Don't Let the Cat out of the Bag! Home Staging Tips when you have pets

When your home is on the market in Portland Oregon or anywhere else, common sense dictates that pets should not be seen, smelled, or heard by potential buyers.  Perhaps the buyers viewing your home may be allergic to cats, or afraid of dogs, or dislike pets in the house ... you never know how some people might react.

The online photos of your home in the MLS are so important, since most buyers preview a property before deciding whether or not to go see it in person.  This cute black cat was in two photos of an old listing! However, showing a cat is not a good idea when marketing your home; potential buyers might stay away.

As hard as it may be for some people to believe, I would not schedule a showing at a listing that showed pets in the mls pics.  I wouldn't even call.

Great post and gosh I still don't understand why people don't get it.  Interestingly the magazines have photos with pets in them and people now think it's good to show your pets.  I however, educate them differenlty as we are not designers we are professional home stagers and need them gone for showings and before.

Sharon ~ I believe it, and fully agree with you!  I hope more consumers will realize that this is a something that could keep buyers away -- just the opposite of their intention.

Wendy ~ Most of those magazines are concerned with interior design, and having a pet in photos seems kind of a "status" symbol -- especially if the homeowner has a designer dog, LOL.

I agree that educating our clients is important.  Pets should not be seen or heard when a home is on the market.

Maureen - Fleas all over the Realtor's socks?  Oh no, now you're going to give me nightmares!  Hey, I just staged a property today and guess what I found when I went to stage the 4th bedroom in the basement (that I wasn't able to preview when I first visited the property because the son was in there studying)... a rabbit!!!  with half the room cordened off with a fence.  Needless to say, that room sits unstaged until the rabbit goes.

Sally ~ I can just imagine your surprise when you not only found a rabbit in that basement bedroom, but also a fence to keep him in!!  If the sellers leave it like that, likely no one will be able to "see" that space as a bedroom.  What a shame.

This is so true!  I was most recently touring homes for my own purchase, and TWO homes out of five reaked of Cat urine!  I couldn't believe that the home owners allowed their home to show like that, and needless to say, we did not settle on one of those homes!

And for staging purposes, I was recently photographing a Condo with a cat in it, and I had to keep shooing it away so I could get a good picture...Just lock it in another room if you can.  But don't forget to let it out so it doesn't end up smelling like cat urine, accidentally! :)

Cassandra ~ most people don't want to see evidence of pets in a home they're considering buying.  A couple of years ago I was asked to do a proposal for staging a multi-million $ home that was already on the market.  To my surprise, the cat litter box was in the master bathroom, and a dog was tied up on a leash inside the house!  What was the seller thinking??

Maureen - great title! You're spot on about taking away all traces of our pets because to your point, we never know how buyers feel about animals and/or if they have allergies. It's amazing how many cats I see in MLS shots, like its a prop. Such a big no-no when selling! Congrats on a well deserved feature! Still can't wait to hear about your trip!

Maureen, excellent advice for listing agents taking listing photos!  Sometimes it can be a challenge especially with friendly dogs that love to walk into the picture just in time to get their tail caught in the photo!  Litter boxes are definitely a turn off!

Sylvia ~ Challenging for sure ... and a lone "tail" in a photo would make you wonder!  During photo-taking time, sellers should put their pets in another room for a few minutes :-)

Good morning Maureen, I agree.  Some pet owners don't understand that not everyone shares the owner's affection for  their "adorable" animals.

Maureen, great post! I recently had a client that had a lovely finished basement. Unfortunately when you got to the bottom of the stairs there was an open kitty litter box sitting on the carpet for all to see. Lucky me it was dirty! Then there was the house with the rabbit that was allowed to run loose ....

Yes the kitty litter went to the laundry room and the rabbit was corralled. LOL

Maureen- excellent point and very feature worthy.  As much as I love animals, I would have to think long and hard before considering a house that had had a cat.  Seeing it in the MLS raises too many questions before a buyer has a chance to see it in person.
