March 2013 proved to be an exciting month in Sumter, South Carolina real estate.    I for one watched eargerly as the month unfolded and the number of homes sold kept increasing.

The number of pending properties or homes under contract for sale,  has been higher than it had been since January.  That meant that there were more homes going to close.  Sumter SC ended March with 182 properties under contract or pending.  February ended with 177 properties under contract or pending and while increasing the number of homes sold from 59 in February to 81 in March!  These numbers have increased the homes sold year to date in Sumter County to 206, which is the highest number of properties sold in the first quarter since 2008!!!!  With the high number of pendings at the end of March, April looks to be another month with high number of closings driving our real estat market into better territory than it has seen in several years!

 

The Median home price in Sumter decreased in March from February.  I don’t find this to be a bad indicator at all.  The reduction in the Median home price and the Average sales price is indicating that first time buyers are coming back into the market.  Also, home buyers who may be purchasing a second home are also in the market while they rent their first home or wait for it to sell.  The Average $ per Square Foot decreased in March from February, but I would have expected this given the decrease in Median and Average sales prices.

 

The charts for March are below.  The general feel of the market is Sumter is showing improvement over prior years.  We will have to keep a close eye on it over the next few months to see if this is indeed the case.  For more information or a free walk thru, please call me at 803-840-7519.
