Just to give everybody an idea of how HOT the San Diego real estate market it right now...I am searching the MLS in the metro and coastal neighborhoods this morning for a new buyer. I put in the following parameters: 2+ bd, detached, max $700k and the results where DUMBFOUNDING:
92102 (S. Park/Golden Hill): Active Listings = 17 | Pending Sales = 26
92103 (Hillcrest/Mission Hills): Active = 5 | Pending = 12
92104 (North Park): Active = 19 | Pending = 38
92109 (PB): Active = 9 | Pending = 8
92116 (University Heights/Kensington): Active = 12 | Pending = 18
So out of these 5 zip codes there are only 62 available detached, 2 or more bedroom homes, under $700k while there are 102 currently in escrow!! And here's the kicker: The average days on market for these pending sales = 34 days!! BTW, 40 of these pending homes went off the market in under 10 days! That's nuts!!
