Have you ever heard the phrase the ink is still wet? This is that market!
This spring I am very happy to report every one of my listings are sold or under contract. That's right. Zero available inventory today. I would say I have some, because I have pocket listings coming up and I have agents taking listings daily, too, but, as soon as I say it, we sold it. Literally had a house this season I sold before pictures posted online. For real!
Spring 2013 - I think I'm in love!
One property I enjoyed this spring is photographed at left on a fantastic sunny Colleyville, Texas day. This property was owned by a local firefighter and appraiser and his sales career wife. He and Blondie and I all weighed in our pro opinion on pricing, as we all have good experience and pro opinion to do so. Thinking we knew the value, but we really weren't 100% positive we proceeded to pick a price -- all of us on the same page.
Curve balls this season include:
1. It backs to Cheek Sparger, a little busier than an interior lot;
2. Kitchen sports original appliances and lacks the flashy granite;
3. While a lot of consumers are shopping for a 3rd garage bay, this one has 2 spaces.
Now we knew it was a knockout. We know condition goes a long way. So does showmanship. But we also know we are bound by the sales around us. It has to appraise. So we priced it at $289,900, which we all agreed may be a little optimistic. Nope! We had two high offers in a matter of days, thanks to the seller's hard work to make it a show-stopper despite it's less popular features in a market full of surprise rises in sale prices by the day. And, it's ok to hold your breath -- it appraised!
