Bradford Hills Spring 2013 Market Report
Bradford Hills appears to be following the Real Estate trends we've been seeing across the country. More sales, lower inventory and prices inching up. The numbers below indicate that prices have fallen since last spring, but that's not the case.
# Sales | List Price | Sales Price | DOM | |
2012 | 3 | $185,566 | $181,500 | 127 |
2013 | 5 | $180,480 | $175,016 | 75 |
% Change | 67% | -3% | -4% | -41% |
The average SIZE of the homes sold went from almost 1900 square feet to just over 1600. That means that the Sales Price/Square Foot went from $96/sqft to $106/sqft. A full 10% increase in just one year!
There are currently 12 active listings in Bradford Hills. Of those, 4 have contingencies on them. That leaves only 8 homes available for sale.
If you combine the numbers with Holt Woods, there were 9 sales in the first quarter of 2013. There are 10 homes available to purchase. That's just over a 3 month supply. Anything less than a 6 month supply of inventory is considered a Seller's Market.
If you or anyone you know are considering a move, now would be the time to be getting your house ready for market. Bradford Hills is a popular neighborhood. It's centrally located on the south side of Nashville and is convenient to all parts of town.
