The big guys take the shotgun approach; they look everywhere hoping to find deals.

Don’t play that game. Work with your agent on a plan designed to get you the property you want. If it’s a specific neighborhood you want, or a specific property type – like a condo, or a duplex, or a single-story home – put together a strategy aimed at getting you just what you want. Real estate is still a hyperlocal activity. The big guys don’t have time to understand hyperlocal market factors, so use that to your advantage.

 

Put Together a Bullet Proof Financial Package

After you and your agent put a plan together, take the time to get your financial package in order. You may not be buying all cash, but your well thought out offer can be plenty competitive if you include a strong pre-approval letter from a reputable and dependable lending source, along with account statements verifying the availability of the funds needed to close escrow.

The Sacramento investment property market is full of opportunity, and you should not be scared off by large institutional buyers.  Work the market smart, and you can beat them.  Just have a great agent and a great plan.
