Are Your MLS Photos Leaving the Buyers Guessing?

One of the biggest challenges with an empty home is that we can often confuse the potential buyer without even knowing it. Here's what I mean. As the person taking the photo, I know definitively what purpose the room serves. However, if I was viewing this home on the Internet, which is what most buyer's are doing, I'd be left guessing.

Here's an example:

Based on this photo, I know that it's painted a nice neutral color and the carpet looks good. The question is, what room is this? And, will the paint color and carpet alone be enough to entice the buyers off the Internet and into the home? Maybe. Maybe not. Yes. I know that the image is dark and lights were not turned on when I took this picture.

Now here's the same room after home staging by Atlanta home stager, Kathy Nielsen.

As you can clearly see, as  this is a bedroom. More importantly, the potential buyer's, using the Internet to search for their next home, can also see that this is a bedroom.

One of the greatest benefits of having your home or listing staged is the impact to the MLS photos. In addition to defining the room, the buyer's are further enticed by envisioning a life style within the home.

Hi Kathy!  I enjoyed reading your blog post and couldn't agree more with you.  It's amazing how important Vacant Home Staging is and your photos really do testify to that.  Who doesn't like to be impressed, and what better place, than the first-impression spot on MLS?

hi Kathy ~ anyone who sees your beautiful staging and photos won't be guessing -- they'll know that the property is move-in ready and they'd better hurry up and see it before someone else buys it!

Kathy - Your photos say it all.  An empty room leaves me cold.  A room with pretty, fresh bedding makes me want to stay and linger.

Yes some of the photos leave us guessing as well.  Like the pics of a coat closet of a wall.

Hi, everyone. It's interesting to see that two people thought it was a living room. Given how important the MLS photos are to a listing, a prospective buyer should not be left guessing!

I appreciate the comments!!

Thanks

Kathy

Hi Kathy, good point. Even I was confused lately looking at my own "before" pictures. Was it a dining or game room?... right or left bedroom? Only chandelier pointed to the dining room and chair rail helped me to guess which bedroom it was. LOL.

This is the model builder home right? I love how the rooms look so much larger staged than they do empty.

Yes. This is the builder. I'm due to merchandise another model for them in August!  And, you're right, Samantha. It's amazing how much larger a room can look when there's furniture brought in.

Thanks for commenting.

Vacant homes are the most difficult to sell, and photograph in my opinion and all the more reason to have them staged properly.
