Are Your MLS Photos Leaving the Buyers Guessing?
One of the biggest challenges with an empty home is that we can often confuse the potential buyer without even knowing it. Here's what I mean. As the person taking the photo, I know definitively what purpose the room serves. However, if I was viewing this home on the Internet, which is what most buyer's are doing, I'd be left guessing.
Here's an example:
Based on this photo, I know that it's painted a nice neutral color and the carpet looks good. The question is, what room is this? And, will the paint color and carpet alone be enough to entice the buyers off the Internet and into the home? Maybe. Maybe not. Yes. I know that the image is dark and lights were not turned on when I took this picture.

As you can clearly see, as this is a bedroom. More importantly, the potential buyer's, using the Internet to search for their next home, can also see that this is a bedroom.
One of the greatest benefits of having your home or listing staged is the impact to the MLS photos. In addition to defining the room, the buyer's are further enticed by envisioning a life style within the home.
