With inventory low, it really becomes tougher to find a good deal in the most popular searches of a given area. Finding a newer built (2000-present) La Quinta single family residence home with a private pool under $400,000 is a very popular request from buyers in the desert area. How much in demand is this type of property? Let's take a look.

Current statistics on Desert Area MLS as of April 2, 2013:

There are ONLY 6 with this criteria Showing Available as of today! One is in a 55+ community, and another in a income-assistance community
There are 28 IN ESCROW CURRENTLY
There are 50 POSTED SALES in the last 6 months

So of the 84 listings for this type of property, our report is showing only 7% of these properties available for purchase currently- talk about a hot area of the market!


We also wanted to compare statistics of sold properties in La Quinta in the last 6 months for newer La Quinta single family residence homes for sale with a private pool under $400,000. Take a look at these numbers:

From Oct 4, 2012 through January 4, 2013

29 properties sold- Average sold price was $283,900
Average price per square foot was $140
Average time on market for current listing was 61 days

From January 5, 2013 through April 2, 2013

21 properties sold- Average sold price was a little over $309000!
Average price per square foot was $149
Average time on market for current listing was 86 days


So in the last 90 days in comparison to the previous 90 days, we have seen almost a $10 raise in price per square foot, and average price accelerated up to $25000 more in value for the same types of properties listed on the market.

If you are on the fence, keep in mind most buyers are not- especially at these low interest rates so this is the time to act if this is the type of property and area you desire. Inventory is showing no signs of increasing, and even when the weather heats up more than likely the market will not cool off.
