Omaha Homes for Sale Market Data for March 2013

The real estate market in the Omaha area changed significantly from last month. The biggest difference you are going to see is if you compare the number of homes that sold in March - 883, to the number of homes that sold in the previous month of February - 572.  That's a 54% increase in sold homes which is HUGE.  Because of this increase, the absorption rate (how long it would take to sell all homes for sale currently on the market without any more homes coming on the market) has decreased from 6.45 last month to 4.26 this month.  

What does this mean for both buyers and sellers?  By all appearances, we are in a seller's market.  However, how this could affect the sale or purchase of a home, you must alsofactor in the price range of the home, neighborhood, the number of distressed properties in your area and the condition of your home. To know for sure what is going on in your Omaha subdivision before you sell or purchase a home, have your real estate professional run these numbers so you can keep more money in your pocket.

The number of homes for sale in the Omaha area is continuing to decline.   We saw a 15% decrease in the number of homes for sale in the Omaha and surrounding community area in the month of March alone.  February saw a 14% decrease.  The number of pending homes, where the home owner has an accepted offer on the home is up just slightly from a year ago while the number of homes sold is down 5% from this time last year.  The average sold price to average list price inched up from 97% to 98% as well.

 

Average Home Sale Price: $171,618 The average sale price in Omaha is up 4% compared to last month. 

 Average Home List Price: $167,328 The avage list price is up 5% compared to last month

 Average Days on Market: 67
