Oakdale Crossing, Winchester, VA First Quarter Market Report 2013

The Oakdale Crossing subdivision in Winchester, VA continues to see home sales in 2013, but the number of properties selling is starting to decline.  It's not because of the homes, but rather, it's because of the lack of homes.  Prices are stabilizing, and properties are selling closer to list. 


First quarter sales are down 75% from the same quarter in 2012.  One home came on the market in the first quarter.  One home was sold in the first quarter, and one home was pending during the first quarter.  The average days on the market for 2012 was 36, and the current average is 34.  The average price compared to list in 2012 was -6%.  In 2013, the price compared to list is -8%.  A portion of the sold properties in 2012 sold at or above list.


Properties sold in 2012 varied from 6 bedrooms, 4 baths to 3 bedrooms and 2.5 baths.  Prices followed similar differences from $425000 to $240800.  There are numerous types of homes in Oakdale Crossing.  There are sprawling single story homes and a wide variety of two story homes with a wide selection of exterior sidings.

Very nice market report Mike, i am seeing a similar trend with less homes for sale, the amount of sales is declining but I am seeing an oncrease in buyers who are looking but just not finding their dream home yet.

Hi Mike - Nice market report. The problem with low inventory is pervasive, and causing buyers considerable distress everywhere. We're seeing prices trending upward because of it, but so far, that hasn't flushed out a significant number of new listings.

Scott, I'm seeing the same struggle with buyers.  I have two couples right now that have been thwarted at every turn.

Mike - great job on Oakdale Crossing Winchester, Virginia market report. In my area it depends on the town. Some have an abundance of inventory and other, nearby towns have very few.  It also correlates with staging - the more competition the more jobs I get in those towns.
