Congratulations to my buyer who closed at the end of last week on the purchase of a home in Walpole MA.
I started working with these buyers last spring - May 2012. They were looking for a home in North Walpole in a particular school district.
They initially really wanted to buy land and have a new, energy efficient "green" home built for them. However, avaialable lots meeting all the requirements were few and far between. We also looked a number of existing homes that did not quite match what they wanted.
They took a break over the holidays and were back in touch shortly after the new year. A home they had looked at in the fall was still on the market and the price had dropped a little.
Before the big spring market hit and we encountered too much competition, we put in an offer and negotiated a good deal. Originally listed last fall at $609,000.00, the price had dropped twice down to $579,900.00 - we closed at $555,000.00. Timing is everything.
A four bedroom, two and a half bathroom home, located on a cul-de-sac in the desired school district, this home was a good choice. It does need a new kitchen and some updating, which my clients will do before moving in. However, with a final price nearly $100,000 below similar homes recently listed that have already been updated, this was a a better bang for the buck.
