The Enclave at White Rock Dallas Housing Stats for April 2013

As I've said before, The Enclave at White Rock is a highly sought-after community in the East Dallas real estate market.  Once a listing hits the market, it gets snatched up pretty quickly.  It appears that some owners are beginning to take advantage of the high demand for traditional home sales.  Activity in The Enclave at White Rock has increased over the last few months.

It looks like homeowner in the East Dallas neighborhood of The Enclave at White Rock are beginning to take advantage of the high demand for homes. More homes are hitting the market.

According to the latest statistics from NTREIS, there is currently one listing available on The Enclave at White Rock market in East Dallas.  It is a 4 bedroom, 3.5 bath, 2864 square foot property.  The asking price is $439,000.  That works out to $149 per square foot.  It has been on the market for just 19 days so far.

Three properties are currently pending sale in The Enclave at White Rock.  They range in list price from $324,000 for a 3 bed/2 bath home to $464,157 for a 4 bed/3.5 bath home.  The average list price was $401,052 ($143 per square foot).  To prove how quickly these properties sell, they averaged just seven days on market, with one going under contract is just four days.

To further illustrate how the market has begun to turn in The Enclave at White Rock, six properties were sold within the last three months.  This is after several months of no new listings or sales taking place in this popular neighborhood.  The average sale price was $366,000, 96.4% of the asking price after just 16 days on the market.  That's $128 per square foot.

So, you can see.  The Enclave at White Rock is a very attractive neighborhood for investors.  Luckily, there are some current homeowners who have decided that it is time to sell their properties and move on.  Let me know if you'd like to take a look at these beautiful homes and I'll be happy to take you on a tour of them myself.
