Inform Sellers on Stretching their Home Improvement Dollars

Home Improvement can significantly increase the value of one's home.  A new kitchen, crown molding and wood floors are all common choices.  But sellers are scratching their heads on where to put their money to gain the best return on investment.  

You know this stuff.  You have experience with a seller last year that opted for the renovated master bath vs the kitchen.  Share your experiences and market insight with potential sellers.  Teach them exactly how to stretch their home improvement dollars and what they might be able to expect.  Wallpaper or paint?  Carpet or wood?  

Spring has everyone cleaning, decluttering and sellers are looking to spruce up their homes to really make their home the open house no buyer could refuse checking out.

Great Blog.  It is up to us YES to help our sellers to stretch the funds that they have allowed for improvements.  WE need to encourage them to make the best improvement for the best price that will give them the best Bang for their bucks.  A Good Spring Cleaning usually helps a lot.

Some Sellers have not updated nor done any improvements since the original purchase - which could number in the 'years ago' time period. Helping them make improvement choices - many times on a tight budget - is very important.

Lowe's has a program where you can add your clients and send them stuff from Lowe's, like coupons I think. I haven't tried it out yet, but this sounds like a way to help them. I also think posting local hardware sales and specials (if they are too good to pass up) as a short event style blog or social media post (Heads up, Anchorage! Lowe's is having a 30% off sale this weekend. I'm heading there today too!"....etc.) would also make you the hero.

If sellers have limited funds to fix up, I would tell them to make the clean and exterior attractive and to fix things that are obviously broken and can be seen with the eye, including any rotten wood.  Many things will probably show up on the inspection report, but not fixing the obvious will often devalue the property in buyers' eyes right off the bat.
