Are you using e-Signatures- DocuSign or ZipLogix?

 

The wet signature has been the standard for over 500 years. That is until now—the era of technology—when electronic signatures promise easier, speedier, safer transactions for REALTORS® and consumers.

 

Congress tried to help this along by passing the ESIGN Act of 2000. Its purpose was to support and promote electronic commerce through the use of electronic records and signatures by ensuring the validity and legality of contracts entered into electronically, while preserving consumer protection laws.

 

Make Sure you are using e-Signatures- DocuSign or ZipLogixSince then, electronic signatures have become much more widely accepted by most financial and lending institutions. E-vendor DocuSign reports 65,000 new users per day (not just in real estate) and expects that number to be one per second by the end of the year. ZipLogix is reporting a 102 percent increase in 2012.

 

Most of the banks are now allowing e-signatures and since the NAR Summit in Washington DC held recently, Freddie and Fannie are working on aligning their rules to eventually allow e-signatures too.

 

So what is the difference between the two main products available? Here is a chart showing the differences.

If done correctly, E-signatures can do more than ease transactions. They also offer greater protection against fraud than traditional wet ink signatures.

 

 There is no doubt that electronic signatures are the wave of the future. Make sure you are using one of these products because it will make your life so much simpler and your clients too. Think of the time and the gasoline you will save by using e-Signatures.

Hi Li,

Just do a practice transaction and send it to one of your other emails and then pretend you are the buyer and see how it is done and then it goes back to you...the agent. After a practice you will be a pro. The most difficult thing is adding the signature spots and dates. Once you get the hang of that, the rest are easy. I think it is so easy. I just had to do one since I forgot to send it to a client and her printer is broken so I was going to have to wait 3 days so I just did e-signature.

Yep, that is what I did.  I sent a trial to myself and found that it worked fine.  HUD still wants wet signatures in the color blue.  Some banks don't want e-sigs, but a copy of an original is OK.  Doesn't make too much sense.

Hi Roger,

My bank's legal team doesn't accept e-signatures but i think it is just a matter of time before they change. Anyway it is good for most transactions and so easy once you do it a few times.

Hi Kristin, I would love to use this, most of my customer base is still stuck in the fax or snail mail era and cannot figure out how to open a pdf attachment or do an email.....yiikes!!!

Hi Christine,

It is sort of fun as when it comes back to you, you just click and your done. Yes it does take some updating among professionals to use it but the numbers tell us that more Realtors every day are getting on board the e-signature train.

Funny we use Docusign but I was not aware of some of the perks they offer others don't.

Hi David, I used to have DocuSign through my broker and then CAR (Calif Assoc. of Realtors) got it for us free so I did not know there was two different products. I learned something new myself.
