Home sales in Belle Creek for March are continuing to show signs of life. Despite the recent snowy and cold weather, buyers are out in force. But inventory throughout Henderson and the greater Denver metro market is still very low. As a result, Belle Creek is continuing to see a welcome increase in prices and decrease in days on market.
- The turnover rate in Belle Creek for march is 6%. This is a decrease over February's 7.4%. This means is that people who are entering the Belle Creek real estate market are actually selling their homes, although there is not much inventory for buyers to choose from at this time.
- Average Days on Market for all Belle Creek homes is 53. This number has decreased over the last month and the prior. In January, we were averaging 81 Days on Market, and in February, 64 DOM.
- Average Days on Market for Cottage Style homes, under 1600 square feet, was 48 Days. This is a slight increase over February, but still down compared to January's 60 DOM. Home owners with larger homes - 1900 square feet and up - have been selling in an average of 60 Days on Market, a marked decrease over January and February.
- Average Sold Price for all homes was $195,007. The average sold price per square foot for all homes was $113. These numbers are continuing to strengthen in Belle Creek. Cottage style homes sold for $118 per square foot, while the larger style homes sold for $108 a square foot. As more and more non-distressed properties are being sold, the prices will continue to see increases.
As has been noted before: mortgage interest rates are still low, but are starting to increase for buyers, and inventory has shrunk. This means now is a great time to sell.
