I love selling homes in St. Johns Trace because it's such a great community in Gardner, KS. There are many great families in this small neighborhood on the West edge of town that many people who buy homes here find it tough to leave.
The homes in St. Johns Trace are all essentially starter homes ranging from 1,200 - 1,700 square feet and priced between $130,000 & $170,000. The location is such that commuting back into Olathe, or Kansas City is easy with only one stop light to slow you down. If you're looking to head into Ottawa or Lawrence you have a huge jump on a lot of other commuters.
A very clean and friendly gas station with attached liquor store is nearby with a new shopping center coming soon that will include a major grocery store. The small Gardner Municipal Airport is directly to the south and many residents enjoy seeing the hobby aircraft come in and out. There's a nice park here as well that's great for picnics and small gatherings.
At the time of this writing and through at least September 2013, Gardner will remain USDA eligible. Which means that homes in St. Johns Trace can be purchased on the USDA Rural Development loan program that allows for zero down, cheap PMI and competitive interest rates.
