HAVING A GOOD OR BAD NEIGHBOR IS RELEVANT

WHOA if you have a bad neighbor. Now lets spend a little time defining what that could be. First, it could be a problem with the way your neighbor keeps their home. Trashy, lawn uncut or no lawn, property in a state of disrepair, too many animals, barking dogs, and visitors. Perhaps a problem with the neighbor themselves..nosy, discourteous, unfriendly, vindictive, problem causer, complainer or trouble maker.

RENTERS & HOMEOWNERS

If you neighbor is renting and you own, then you have two problems. First with the absentee owner and second with whatever the renter believes they can do and don't want to discuss it with you. Keeping all night hours, parties, arguing, barking dogs, and just plain anything goes does affect the homeowner and their rights

HOWDY NEIGHBOR

If a good neighbor, then be prepared to have a quality of life and an added joy to holidays and casual meet & greets. From there, the relationship can go anywhere and prosper or bloom. It is entirely up to each party. it adds pluses to everyone's daily doings

AGENTS REMARKS

The agent who is selling a home and that has knowledge of a bad neighbor has to share that information but in a responsible way. It is a material fact if the neighbor is a nuisance or an ongoing problem and needs to be disclosed. How to go about disclosing that needs time and attention. You can be sure at some point, what the agent said will be repeated.

BUYER DILIGENCE

Today, buyers are wise to visit a property during the day, at night and on weekends and if I was buying a home, interview people at random and ask them how they like the neighborhood and if there is anything they don't like too. I tried this several years ago when I was buying a new place.

MY DISCOVERY

I found out that the only thing wrong or that anyone complained about was the loud train whistles at night from the trains crossing main streets. Someone mentioned homelessness was a small issue but of no concern and wildlife abounded. However offsetting all that was the good news which consisted of long term owners, quietness and privacy..

CAN YOU LIVE WITH IT?

Before you buy or even rent, look around and keep in mind that you cannot change people. It is more of a question of whether you can live with them

Hi Brian,  That is a lot of good information to know. I have Great neighbors. Only one of them mows his lawn once every 2 months whether it needs it or not.  Other than that, they are great neighbors. We just accept the waay they are and get along fine.

Richie - I'm dealing with a barking dog next door now and it's disturbing my peace! 1 AM, 3 AM, 5 AM, 6 AM - hours on end this dog barks. Yes! I've talked to the owners about it and the dog never stops. When the next door neighbor's dog sounds like it is inside your own house, that's a problem!

Richie: I remember a LOUD one that kept the neighborhood awake into the wee hours, unruly kids, etc. but everybody was somewhat protective of her. There had to have been a mental problem.  But from a LISTING/SELLERS side, she would have had to be disclosed in California.

Richie, I always suggest my buyers drive the neighborhood at different times of the day.  Your home is where you end up everyday...it's supposed to be your place of comfort...buyers do your due diligence!
