What is a Real estate “tire kicker”?

 

What is a Real estate “tire kicker”? A “tire kicker” is an indecisive shopper. They look and look at property and Tirekickernever find something that satisfies their needs or expectations. They are “fence sitters” waiting and wondering. They can be "fussy" or more politely put, "particular" about the property they ultimately choose, that’s assuming they do finally make a choice. Don’t get me wrong, it’s good to know what you want & look for it however, there is something to be said for compromise and well, a reality check. Most folks (real buyers) compromise on one point of the wish list or another. Your list of deal breakers should not be so extensive as to keep you on the fence shopping for the “perfect property.”

 

Buy the way, “tire kickers,” in a buyers market, you may be ok. In a sellers market, you don’t stand a chance.

Some of these tire kickers have gone away with the necessity to get qualified for a loan before looking at listings. This requirement takes the buyer to the point of proving they can buy before we waste too much time. They are still alive - unfortunately.

We call these tire kickers, "lookie-loos," as their journey is all about the looking -- they never buy :)

Diane~ Unless you buy a custom home that you've designed yourself, you'll never find THE PERFECT HOUSE. The best you can hope for is something that is close to perfect. We bought our house 6 years ago. I wish the coat closet was bigger, wish the master bath shower was bigger and would love to have a pantry, but I love the lot and the views, the master bedroom is a good size, we have an open floor plan that I love and we have a large unfinished basement that we can finish to be whatever we want. I'm perfectly happy! :-)

Diane: The most unfortunate part is the number of properties they will miss.  I'm in a strong Sellers market and if the Buyer takes too long to make up their mind it's gone.

In Silicon Valley "tire-kicking" buyers can't even get in the front door due to the rush of motivated, educated buyers ahead of them with ready cash offers.

Melanie ~ Lookie-loo is another name we call them here too. : )

Donna ~ That is SO true. Even with a customer built home, unless you've lived in a house or two, the dream may exceed reality.

Christopher ~ In the areas I serve we are seeing both, some strong sellers market & some slow to catch up.

Michelle ~ Cash offers & waiving appraisal contingency among other things are allowing only the cleanest offers win.

Mark ~ Absolutely!

Kim ~ It can be tough to serve them with out offending them. We have to find a way to get through to them. Flat tires get you nowhere.
