Susan Emo states it so well that selling a home really all boils down to price, location and condition. We are all familiar with the words Location, Location,Location and how important this is in the listing and selling process, but condition and pricing are equally vital and of course the location and condition will affect the price. The price also has a great bearing on how quickly or how long a property takes to sell.

 Its all about price, location and condition...you can't change the location but you can fix the condition and the price!

We`ve all watched the TV shows Shark Tank or Dragon`s Den where entrepreneurs beg for money to help them expand their business. 

The panel loves to shoot down those that haven`t done their homework and or come up with an off-the-wall valuation
(and we all love to watch this part too)

The Sharks and the Dragons tell them they`re greedy, they`re selfish and all the other harsh words you can think of.  

And, do you know what?

They`re right!

Pricing a home to sell is exactly the same thing.  It is all in the valuation!

Yes, you want it to look pretty and staging, etc has a place but selling a home comes down to 3 things:

1.  Price

2.  Location

3.  Condition

If you can`t (or won`t) fix  2. and 3. the only control you have is PRICE!

Sellers have to work with their Realtor to determine the most accurate valuation possible. 

The Market Price.

This is the price that someone is willing to pay.

You don`t want these potential Buyers to turn into Sharks and Dragons before your very eyes, do you?

Its so true, I just declined a listing that is in a great location but reeked of smoke and the seller wanted to overprice it.......
