It's been Seven long years since I last sent a monthly newsletter declaring that this is an incredible time to list your home for sale. If you or those you know are even thinking about listing your home give me a call. It is finally time to sell and also sell for thousands of dollars above market and appraisal value. There are, on average, about 15 - 20 offers on each and every well priced and located homes. There are so many all cash buyers and Conventional Financed home buyers with excess cash willing to remove the appraisal contingency that homes can sell for $20,000, $30,000 $50,000 and even higher above the current market value. There is no other Realtor that will market your home, have in on the front page of Zillow & Trulia and also be willing to answer each and every call that comes in on your home. You will have a profession video and photographer as well. Call me right away if you or someone you know would like to discuss the current market value and the best marketing strategy!
Believe it or not this is also a time that home buyers should search for that new home with a sense of urgency. You see, since home buyers are offering so much money above market value, this will create a new and higher value in about 30 days once escrow closes. Home prices are rising daily. New listings are hitting the market at higher prices and still garnering multiple offers. Waiting will only mean paying a higher price or becoming a renter for a long time and in many cases for life. The other factor is home affordability continues to be high due to the current historically low interest rates. I am here for you whether you wish to sell, buy or do both!
