The first Quarter of 2013 home sales results are in and for all accounts it’s going to be an exciting year for Northern Colorado Real Estate.
In Loveland-Berthoud, the existing home volume is up 11% over the same period as last year. Fort Collins–Wellington volume is up 26%. Greeley-Evans is showing a positive 17%, and Windsor saw a decrease of 9%. Is it sustainable? That is the question everyone is asking. However one thing we know, there isn’t enough inventory out there to sell. We ended 2012 with 30% fewer homes on the market than the year before.
All market areas but one are seeing higher prices. Loveland-Berthoud median and average prices are up 2.0% and 0% respectively. Fort Collins-Wellington prices are up 8.0% and 8.0%. Greeley-Evans prices are both up 13%. Finally the underdog Windsor prices are down 9.5% and 9.7%. Windsor prices are continuing to fall in-line with the other areas as prices fell 12% and 5% respectively.
