Hi Dick - while new construction(for the larger developments) is a small portion of our market, I find most of these sales are not reported in our MLS and finding data takes a while(a long while) to ever be known.  Is that different in Fort Collins and Greeley?

Hi Michael & Will - Thanks for your comments this morning on my St. Michaels market report. Michael - we do get a fair number - maybe half - of those sales reported, since the agents working with the builders will list those homes in MLS for them. It's not perfect, but I don't think it skews the trends too much.
