  I think here in America," The America Dream" is to own your own home!

There are so many things to consider when purchasing your home.  I want to give you a few  things to think about, perhaps make a list of priorities for you and your family.  When going out and looking, you could fall in love with a property for many reasons, but remember to stick to your list of "Must haves", if you don't, you might have regrets later!!

  • What will your family's needs look like 5 to 8 years down the road...is your family going to grow, will children be leaving the nest, will you be caring for a parent?
  • Do you plan to entertain a lot?  How about a entertaining back yard? Do you want a play area for your children, or want to plant a garden or flower beds.  What about a pool?
  • Research the area and subdivisions/neighborhoods.  
  • Research the schools, crime rates
  • Do you want an HOA?  They can drive you crazy if you are not use to restrictions. They also can help keep your neighborhood cleaner and property values higher.
  • Close to entertainment venues and restaurants   

Did you know that 45% of people who are renting, wish that they would of waited longer, saved more money and bought a home instead of renting their current home.

Here are also some TRUTHS to remember when you are out there working with a Realtor searching for a home.

  • It might take you longer than you think....the market here in Arizona is hot and there are multiple offers on most homes.
  • You might lose out on a few homes that you really liked before you actually get an accepted contract
  • Your taste in homes and upgrades may be more than you can actually afford, make sure to get pre-qualified with a lender
  • In a hot market, you might have to offer more than the home is listed for to be competitive and successfully get an accepted offer

Whatever you do, listen to your experienced Realtor, they know the market and they are an expert on negotiating.  I know sometimes we think as the consumer, that we know what we are doing. Your Realtor is an expert in this area and has more knowledge, so let them help you find that dream home!

It can be expensive to do all the upgrades you want. When we bought our home I went with a few upgrades but really basic on most everything. The we upgraded a little at a time. I love how my home still feels new because of all we have done little by little and are making it just what we want. I tis also easier to keep up ith all of the new trends and ideas out there!

Thing is.....a buyer tells us what they want, and we go to the time of scouring thru the MLS to find exactly what they want, and they don't EVEN want what they SAID they want.  lol
