Be sure they provide you with comparisons of homes in the area that have sold as well as those currently on the market. The Realtor will likely go into specifics about how this listing compares with the others on features and conditions. Of course you want to do your own homework on those sold homes and listings to decide whether you agree with the evaluation or not.
