Staging a Home in Camillus, NY Part 1: Master Bedroom

I just finished staging an entire home to sell in Camillus, NY. It was my largest home staging job to date, and the results were so amazing I want to share them piece by piece. First let's have a look at the master bedroom. 

The Master Bedroom

The master bedroom was actually the last room I worked on over the course of the Camillus home staging job. The homeowner was downsizing and had many belongings to sort through and decide whether they should be kept, given away, or thrown out. We started in the "public" spaces of the home first to ease into the daunting task at hand, and left the most personal space of the master bedroom for last. That turned out to work very well because it gave the homeowner time to adjust to idea of purging, and to practice making decisions about regular household items before letting go of more personal and intimate things.

Step 1: Eliminating and Editing

The first thing we had to do was eliminate the clutter and edit the number of pieces of furniture and accessories in the room. After explaining the benefits of eliminating and editing when preparing a home to sell, the homeowner was eager to begin the process.

We started by clearing off everything from the dresser tops and night tables, as well as taking everything off the walls. We repurposed the print above the bed in the formal living room which you will see in a later post. The bedside lamps were too small, so they were also repurposed in another room. We removed the chair cushions, basket, footstool, and a vanity stool that was tucked behind the door. The floral curtains also came down. I made the recommendation that the TV set on the dresser be put into storage, but the homeowner just couldn't do without a TV in the bedroom, so it stayed where it was--no problem: people still have to be comfortable living in their staged homes! Interestingly, however, when I showed the homeowner the "after" photos, they expressed regret that they hadn't taken my advice.

Step 2: Lightening and Brightening

Although the room was spacious and had plenty of natural light, it appeared small and dark. To make the space feel lighter and brighter, I chose a light paint color for the walls: Cottage White by Behr, available at Home Depot. The two lamps flanking the bed were very small, so we purchased two new larger lamps from Marshall's HomeGoods store that are better scaled to the bed. Two more lamps were added to the dressers to give the room even more light. We even changed the switchplate and outlet covers from very dated looking gold brushed scrolled wallplates to inexpensive plain ivory wallplates. Finally, the floral and plaid patterned bedding was traded for new crisp white Royal Velvet® Crestmore Comforter Set & Accessories from JCPenney.

The Result

This master bedroom in Camillus was transformed from dark, cluttered, and dated to light, airy, and modern for a minimal investment. The biggest costs were the new bedding and lamps which the homeowner will use in their new home. Wendy-You're right: the lilac paint looks so much more intense in photos, which is how most buyers will view the home online. Having lived with the color for several years, the homeowner hardly noticed how dark it made the room look. I really liked the bedding we chose--I'd love to get some for myself!!
