Tips For Monterey Peninsula Home Buyers

Real Estate Agent with DeLuca Real Estate

Buying a home on the Monterey Peninsula is a great investment and absolutely a beautiful place to plant your roots. People come here from all over the world to visit and fall in love with the Monterey Peninsula end end up purchasing real estate.

If you can see yourself staying in one location for the next few years, then now is the time to buy! You are going to want to make a commitment to live in your home for at least a few years if you want to buy a house. If you do not feel comfortable making that choice,  then buying may not be for you not for you; at least not right now. I say this because with the costs of buying and selling a home, even in our rising market, if you sell any sooner you may end up loosing money which is something we definitely would not want to happen. When the prices are falling, to sell early, would put you in an even worse situation.

The first thing I suggest, before even getting in the car to go look for houses, is to make sure your credit history is as clean as possible. Most people usually need to get a home loan in order to purchase a house.  A few months before you want to start house hunting it would be a good idea to get copies of your credit report and make sure that you have everything in order; make sure the facts are correct and fix any problems that you discover. Your credit can set you back and prevent you from qualifying, or qualifying at the price point you want.

The next thing I want to touch on, is to make sure you look at houses you can really afford. That is why it is best to get pre-approved from a reputable lender so we know what our starting point is. I work hand in hand with some great lenders and I am more than happy to make recommendations if you choose me to represent you as your Realtor. It just does not make any sense for you to go and look at houses that are not in your price point, it would be a waste of your time. I would hate for you to get excited about a house that we are not equipped to properly make a serious offer on.

A good rule of thumb is to buy a home that is in a district of good schools. Even if you do not have school-age children you should still take this advice into consideration. You will come to learn that when it comes time for you to sell, strong school districts are always a top priority for many home buyers which will help to boost the property values.

I strongly suggest using a professional Realtor to help you buy your home. Although the internet will give you access to see some of what is available on the market, you are better off using a Realtor to show you what is accurately on the market and help guide you through this process. We have access to the most current and up to date listings. As a buyer's agent, I have your best interest at heart and can help you with strategies during the bidding process so you can be successful in your purchase. Buying a home should be a fun, exciting time and my job is to ensure that the transaction goes as smoothly as possible. Please, call me with any questions you may have. I am happy to help!

Wonderful post Angelica, not only for your area, but everyone.  As you said, it is so important to view your credit history, and seek the advice of a mortgage consultant prior to even getting in a car.  Too many times, I've heard of dreams being crushed because of Buyers not being pre-approved!
