If you are into golf, then this is the place to be.

Home buyers looking for custom-built, spacious, upscale homes in a rural setting should be sure to check out Hillpoint Farms in Suffolk.

The community is located adjacent to Nansemond River Golf Club, and has been wonderfully built out by the developer.  The site also is close to the Nansemond River, which can be seen from some of the home's upper floors.

Hillpoint Farms will consist of the neighborhoods of Hillpoint Greens, Lake's Edge, Hillpoint Meadows, Fairways Crossing, The Vistas, and Hillpoint Woods Apartments.  These homes  lining Hillpoint Boulevard make up the collection of sprawling housing developments that was once the site of the Rountree Dairy Farm.

The homes will range in size from 1,200 for the condos to more than 4,000 square feet and will have anywhere from two to six bedrooms. Prices range from $245,900 to well over $600,000.

Lake's Edge, the oldest of the neighborhoods, was established in the mid-1990s. Several of the other neighborhoods are almost finished, and real estate agents say homeowners praise the peaceful setting.


Hillpoint Farms is being developed by Ramsgate Corporation of Virginia Beach, which hosted the 1999 Homearama at Carriage House Estates in Chesapeake.

The vice president of Ramsgate, George Kemp, said the company chose the spot because of its quiet atmosphere and beauty. It also carries some historical significance, having served as a Civil War battleground, Kemp said.

"It's a very soothing atmosphere out there," he said. "I think it's an appealing place for families who want to raise their children in a quiet neighborhood."

The area is desireable because of the new Obici Hospital, a new elementary school, new middle school and high school, and some new retail shops.  The area will always be somewhat rural by city design, Kemp said. The city is only allowing about 1,300 homes to be built in the entire Hillpoint area.

There will be a homeowners' association to which homeowners will pay a nominal membership fee each month.

It's close to everything that buyers need to be close to is like being in the country without really being in the country.
