You want me to meet you at a vacant home with a lockbox on it in a bad part of town and I don't know who you are and you at first tell me you are a cash buyer.  So I ask to see Proof of Cash Funds in the way of a letter on your bank's letterhead or financial advisor's letterhead.  Oh you can't do that?  Oh, I see you are pre-approved and not really a cash buyer.  Okay, then I ask you to show me a copy of your preapproval letter.  You won't do that until you make an offer on a home.  Really, like I want to go to a vacant home and meet with you when you won't even do me the courtesy of showing me that you can afford to buy the property.  No thanks, NEXT.

You shouldn't meet him in a vacant home anyway, even if he did send you a letter from his lender or bank. If I were you, I would meet him at a nearby coffee house or restaurant, or take someone with you. Those kind of calls jsut turn out to be timewasters most of the time. If you asked him how much he planned to offer on the property, I bet it would have been around 60% of the list price. Usually cash buyers = low offers.
