Have you ever stopped to think about all the jobs of a real estate agent? For fun, I thought I'd write some of them out...

Lead generation

Client relationship management

Marketing

Advertising

Website development/maintenance

Agent blog

Traffic for website and blog

SEO for website and blog

Social media

Technical concerns

Market analysis

Office meetings

Office caravans
Managing staff/assistants

Client consultations

Staging homes

Showing homes

Open houses

Contract write up and presentation

Contract Negotiation

Lender details

Inspection details

Appraisal details

Legal and compliance

Continuing education

Seemingly 24/7 availability,

Etc etc.

Whew! And this list is by no means exhaustive.

And, actually to be totally thorough, it would be necessary to break each of those down in to their individual parts.

Lead generation would include source management (where you are getting them), time spent to generate leads, time spent learning and managing lead gen service/system, reaction time requirements, payment for service, contact with lead, follow up, etc etc.

And even some of those could be broken down further, such as follow up: method, content, timing, etc etc.

And then yet again, as content: emails, phone calls, reports, references, etc etc.

Literally every single item on that original list can be broken down in to far more specific lists, with each an actionable item.

Are you exhausted yet? I’m tired just writing it!
That’s an almost ridiculous list, isn’t it?

If there were ever a business and a job list that cried out the need for a strategy, that would be it!

Good morning, Caroline.... yes, we learn to wear many hats....many of those hats can be tucked away in a closet and turned over to others.... the agent who makes the most money is the agent who KNOWS how to do all of the items on that list but DELEGATES it to others.... the agent must close the client and delegate the rest....

Excellent points by both Noah & Barbara.  You forgot "counselor"... I seem to wear that hat the MOST! And this is the year I'm embracing delegation... keep the things that I uniquely do best and hand out the rest.  ;)   This piece also reminds me of a comment made to me last night:  "I didn't know it cost so much to sell a home".  After reviewing your list, they might want to pay MORE!  Great blog topic, Caroline!  :-0

Noah - What, there's more to being an agent than passing the test? :-)

Barbara - So true, and much of it can be AUTOMATED, as well! There is so much to do yet at the end of the day, you're right, the job of the agent is to close the client.
