Selling your Town of Wappinger home mandatory well testing is a must

I recently had an accepted offer on a home in the Town of Wappinger.  My seller wasWater testing fortunate he did not have a private well;  you see in the Town of Wappinger if you have a private well and you are selling your home you will need to have a comphrensive water test done.  This is a mandatory test and your municipal report for the closing will not be released without this test.

The cost of the well water test will run between $500-$600.  The information on the test, as well as the labs, can be found at the Town of Wappinger website.  Go to download forms then building and look for the well testing forms.

So make sure to have the well testing done as soon as possible if you are selling your town of Wappinger home as this could hold up the closings.

Interesting. Living and working in an area where most folks don't have private wells, this is another example of the details a good real estate agent better know when working with sellers in Wappinger,NY.  They better call Jennifer Fivelsdal when they are ready to sell!

We have a lot of small wells that are considered non permitted, but no testing is require to sell that property. We also have properties that use wells for domestic use. No testing is required. It's the seller's responsibility to request any tests.

Jennifer water tests are required here as well if there is a well on the property, but I was not aware of the cost.

Gary these are the little details that could hold up a transaction.

Debbie water testing of well is a must here.

Morgan so many different situations comes up in the various municipalities

George and Kwee this is not the usual water test which is required.  This is a comphrensive testing; checking for lots of stuff and that's why it is that expensive.

Jennifer, interesting rules for your City for the mandatory well testing.      Our rural areas have wells, and it is highly recommended, but not mandatory.

Jennifer, we also have water testing for private wells, but it is not mandatory unless the lender requires it.
