First, let's find out what a Short Sale really is:
A Short Sale is the sale of real estate in which the sale proceeds is less than the balance owed on the property's loan. .. and the lender forgiving debt in order for the homeowner to avoid foreclosure.

Considering a short sale in Frederick MD? -- Before proceeding with this idea, you may want to know if your lender may forgive you the deficiency of your loan.  .

First of all,
No one can guarantee you that your lender will forgive you the difference of what you owe vs of what you sell it for in a short sale.
If they do. .run the other way
The only person that can tell you this is the lender alone.
We can force them sometimes for them to release you from a deficiency if you are doing your short sale under a Government program
This depends in many circumstances that changes form borrower to borrower.

Simply, if you are broke an living paycheck to paycheck.. .you have great chances that this will happen
