The median list price in May for single family homes in South Temecula is $435,000. The list prices increased by 2.95% from the previous month.

The price per square foot for listings in this area is $185.

The median sale price in January forsingle family homes is $288,661. The sale prices dropped by -10.9% from the previous month.

The price per square foot for sales in this area is $108

 

Although these numbers seems at odds, high listing price and low selling price, there are different factors playing in. Such factors include a few sellers getting a little ahead of the game and listing higher than what the market will bear at the moment - We see a few of these, a good price home in Harveston may be at $350,000, and one down the street will be listed at $450,000 - I'll let you guestimate on which one sells first and in a few days.
