65% of the Arvada homes sold last month in this price range closed at asking price or above last month (April 2013). And yet, this price point is seeing a slight increase in the percent of distressed sales and the median number of days on the market.
That's not quite the same picture as what we see for Arvada homes in lower price points. Still, there's only a 2-week absorption rate, so this does qualify as a seller's market.
