If you've got Baby Boomer sellers showing their homes to 20- and 30-somethings, here's a great post by Richard Eisenberg with tips for upping the attraction factor of the property to the new generation of buyers: http://www.businessinsider.com/boomers-can-make-homes-more-alluring-2013-5?pundits_only=0&comments_page=1#comment-5183f167eab8ea784c000023
Technology-related features are very important to this generation, who grew up using computers. They don’t know what making a carbon copy used to entail and probably have no idea how to use a rotary phone. If possible, make sure that your home has wireless technology. Adding programmable thermostats, especially those that can be programmed remotely from a smartphone, will up the cool factor (no pun intended).
Beyond physically updating the house to make it most appealing to the younger set, what can you share with potential buyers on the first showing to anchor their interest?
While a list of houses of worship was a selling point for the Silent Generation and sometimes to the Boomers themselves, you might have more luck capturing the interest of today's younger buyers by providing a list of physical activities in the area. Telling them what fitness centers and yoga studios are close by, assures them that they will be able to fit time for healthy activity into their busy schedules. If they have kids, knowing what sports programs are available for kids locally could increase the appeal of your neighborhood. Think outside the box here; a local horseback riding lesson barn could be just as important to them as the town's soccer or baseball league.
