43% of Arvada homes sold between $400,000 and $500,000 in April 2013 closed at or above list price. Pretty nice stat! In this price point, competition with new construction can be a concern, but only 2 of those sold last
month were new construction.
The really nice thing happening in this price point of Arvada homes is the increase in the number sold; twice as many this year as the same month last year or the year before.
Last month, I reported a 3-month inventory (absorption rate) in this price point, but now it has whittled down to two months.
I also reported bad news about the number of days on market last month, but this month you can see the red line on the graph shows a lovely downward drop.
How to sell a house in this price range: Carefully analyze the competition and positon yourself advantageously. Buyers in this price point aren't as sensitive to a $5,000 or $10,000 difference, but sometimes a little change can make a big difference.
How to buy a house in this price range: Know the neighborhood(s) where you really want your new home to be, and get familiar with what's out there, even a month or two before you really want to finalize your purchase.

This report includes only detached single family Arvada homes listed or sold between $400,000 and $500,000. I’m using the term ‘distressed sales’ to refer to short sales and foreclosures. A ‘regular’ sale may also have been ‘distressed’ in the sense that the home was in need of major work.
- Currently, there are 40 Arvada homes for sale in this price range (click the link to see all Arvada homes for sale in this price range!). One of them is a short sale, none are foreclosures. So 3% of Arvada homes for sale in this price point are distressed sales.

- One year ago, seven Arvada homes sold in this price range with a median number of days on market of 157. None of them were foreclosures or short sales.
- Two years ago, eight Arvada homes sold in this price range, with 62 median days on market. None were short sales, or foreclosures.
