The above sales report covers the entire Massapequa area (11758 and 11762) and all MLS  participating brokers.

   Last year - 4/28/12 - 5/05/12 - the median sold price was $430,000.00 and the average days on the market were 80. The Median taxes were $11,300.00 and the number of homes sold were 12.

  If you're home is currently on the market this report makes it apparent that the  supply is much greater than the demand which necessitates pricing your home competitively to compete with the vast number of other homes on the market. 

There is much talk about the Real Estate Market showing improvement. This report clearly shows that our local market has not shown any improvement as far as an increase in prices or the number of homes being sold. Our available inventory continues to grow.  We do see that property taxes show a slight decline and that may be due to the fact that folks are grieving their property taxes which are among the highest in the Nation. We look forward to joining those areas that are seeing improvements in their Real Estate Market but it is clear that we are not there yet.
