Onsite showing. Overhead a crack is heard. Then a crash. Appears a foot. A fluffy cloud of insulation pours. Ingo gasps. A silent exchange of deer in the headlights looks. Thought bubble: " _______________ !!!"

Now what?

We opted for the, "You break it, you buy it" approach -- made offer!

Thank goodness for graceful sellers and deserving buyers.

And that no one fell all the way through from attic to living room glass coffee table and not one precious chicken little stood below the sky that fell today.

I would say that is my best Cinco de Mayo experience yet.

May the good stories -- and the mercy -- never end!

Did they step off the beam in the attic?  What's a buyer doing in the attic unless it's with a home inspector?  Very confusing.

Cindy. We are buying the attic, too. In Texas, it is common for air handlers, hot water heaters and storage space in attics to be viewed, just like the kitchen sink. The subfloor just gave way.

Is not the seller responsible for their own attic & the condition of it. If you fall through the attic I would think that the seller is responsible for any damage & casualties.

"you break it, you buy it", great approach Kristen, I have had to boot prospects out of a house several times when they started stress testing the house and I was wondering what they would break in the house or themselves.

Next time I will just have to tell them "you break it, you buy it"

I am in the process of doing an FHA 203 K mortgage for a client that feel through a deck. In spike of this calamity, they still make an offer, which was accepted. Fortunate to be doing this type of loan to repair this issue as well as a few others.

Bob, stress testing the real estate = not a good idea. Unless it passes. Then just offer above list price since it's so well made. No? Then all bets off. Locking the door for everyone's sake!
