Let Sleeping Dogs Lie or Wake 'Em Up? How To Not Sell Your House!

Real Estate Agent with RE/MAX Elite

Today I had an appointment to show a home to my buyers in Brentwood TN. When I called yesterday to make the appointment I was told it had to be confirmed with the seller and they would call me back. They called back and confirmed my apt. for today. When I got there my clients had arrived a few minutes earlier and were walking around the house. We rang the doorbell before entering as I always do for an occupied home, no answer so we entered the house. We began looking around, made it trhough the kitchen, dining room and went out on the back deck. The roof was missing shingles and looked old and worn, the facia was showing wood rot all over the place. The windows had been replaced but the wood was rotted. We went back in and made our way down the hallway toward the bedrooms when we saw the note posted on the bedroom door; "Please do not disturb, night worker sleeping"

I was not told by the apt desk or the listing agent that anyone would be there or that it was an issue. We went on through the other areas and then down to the finished basement. That is where we found more people! Another bedroom was occupied. So now we have 2 bedrooms and basement living space we cannot see and buyers who feel like they can't talk about it in the house and have to be quiet.
I understand that you have to sleep, but I would have tried to get my client there another time if I had known. Also my buyers felt weird having multiple persons there and not being free to see all areas or speak freely. What is your take on it?

If you want to sell your home then you have to do what needs to be done!  You are correct that the LA may not have known but since your feedback let's hope that they have addresses it.  I had one where I was the LA.  There is no home phone for the sellers but each have cell phones.  I was to call the wife to set things up.  She was then to call the husband to let him know.  Well, the showing agent shows up with clients and proceeds to go through home.  6000 sq ft home so lots of space to roam.  Evidently, the wife did not get in touch with the husband who didn't go to work as he was sick.  (No, not meeting the aside for an afternoon tryst).  He hears someone in the house, throws on shorts and confronts the showing agent in the theatre room.  In the end, it was ALL fine, we actually sold the house to the couple that had looked.  It was embarassing, frightening and I initially looked like an idiot.  I have learned a huge lesson and that won't be happening again!!!

Leesa- Oh my! The agent is lucky the guy did not confront her with a loaded shot gun thinking there were prowlers in the house. Lesson learned. Thanks for sharing your story!

Vanessa - THis house will have to sell cheap, or not at all. I will say that it does happen to me, but not usually in Brentwood.

Vanessa - It seems to me that the selling agent is the one who really dropped the ball here. She should have given you the heads up so that you and your potential buyers could have made an INFORMED decision on whether to view the home at that time or not. In my opinion the selling agent failed here and how anyone expects to get this home sold with it's condition and the circumstances is beyond me.

Melissa- Well like I said it is new on the market and I will give the benefit of the doubt to the agent. They might not have known before I gave my feedback. However, the price and condition are certainly known...

That just happened to my client when the house he was buying was being inspected.  This guy (big ole' boy) and his girlfriend (I guess) were lying in bed and wouldn't leave during the entire inspection.  He and the inspector were pretty grossed out.  The agent had no idea and didn't know what condition the house was in when it was being showed, which was NASTY!!!  I won't even go there with details!

I wanted to preview a townhome before listing one in the same neighborhood.  I called the showing service and scheduled my preview and was told "all systems go."  At the appointed time, I rang the bell, waited, opened the door and called out "anyone home?"  The front door was on the lowest floor, I looked around, went up to the middle floor, and there just a few feet from the steps was a baby sound asleep in one of those infant car seat/cradles!  I called out again, "hello?" looking around but there was no one in the kitchen or living room.  Concerned, I went upstairs to the bedroom area calling out "hello?" and as I was walking into the master bedroom I heard the shower running!  I quietly left the home. How could someone who knew they were having a showing leave their baby all alone ONE FLOOR BELOW while they showered!!!

That's just creepy!!!  How do you know they are actually sleeping and not watching you!  I steer clear of these.  I would of left immediately and called the listing associate to reschedule, if my buyers were that interested in seeing the WHOLE house! In your case to not even know.....uhhuh...uhuhh...

You would think I would have gotten a call from that big time agent after they read my feedback. At least to apologise and see if my client wants to see the rest. They don't, but I would have called just to try...
