Real estate in Greenwich CT is heating up...the inventory is selling and now is the time to buys...before it becomes a seller's market!  Don't wait too long.....  here are the facts about the current available single family homes in Greenwich CT and what has sold recently.

Months of Single Family Inventory in Greenwich CT April 2013

In April of 2011, there were 11.7 months of inventory compared with 5.8 months of inventory.  That means if no additional single family homes were introduced to the current market and at the rate of single family homes sold in March, it would take close to six months to sell the available inventory that currently exists.  

April 2013 Median Price for Single Family Homes Sold in Greenwich CT

The median price of the Greenwich single family home sold in April 2013 was $1,250,000 up from $1,206,250 in April 2011.  The median price of the sold single family home in March 2013 was $1,100,000.  This is a deep contrast to the median price of single family homes for sale in Greenwich which is $1,990,000. 

Greenwich Single Family Supply and Demand April 2013

Looking at the supply and demand in the Greenwich CT real estate market, we see that the available inventory for sale has increased from 167 to 190 single family homes.  This is a bit different from other towns in Fairfield County, where we are seeing inventory levels decrease. Sixteen single family properties sold in March 2013.
