Many of these HUD homes can be bought at a discount from the listing price depending on the days on market and also the condition. Typically all HUD home are bought in "AS IS" condition and the financing involved depends on the condition of the property and what inspections the property will pass. You will also typically will have a 15 day "Due Diligence" period that will allow you to conduct your home inspections and ensure that the condition of the home satisfies you. If for any reason you decide to back out during the "Due Diligence" period you will receive your earnest money down payment back. Many HUD homes are also winterized during the colder months of the year and if no inspections have been completed on a home the home could stay winterized well into the summer months. The condition of most HUD homes are SUB-Par from traditional listings, however sometimes you find a property in great condition that is ready to go. Its all a matter of finding that right home!
