The old saw about spending money to make money is certainly true in the Real Estate market. Whether is is an individual agent spending money on marketing themselves or and individual home owner spending money on their home before listing it, we all have to spend money to make money.
My partner and I almost always have suggestions for the homeowner looking to market their home. We walk through the home and make suggestions to the homeowner on what can be done to help the home sell more quickly and for more money. We try very hard to keep our suggestions inexpensive and easy to do, but sometimes the owner just does not want to do anything but sell the home. This decision will almost always reflect in the ultimate listing and selling price.
Painting is one of the easiest and cheapest things a home owner can do to positively effect the outcome of the sale of their home. We all love color in our homes, but truthfully, a neutral colored home will always show better. The outside trim of the home should be painted and all wood rot repaired. These are all things that will keep a buyer away if not attended to.
Simply put, if you as a home seller will spend a little money to spruce up your home, it will come back to you in the form of a higher sales price and a faster sale.
